As a holistic approach to addressing inefficient urban structures, urban regeneration has been introduced in Iran in recent years. While this approach has been praised for its positive aspects, it has also been criticized for its lack of benefit to all parties involved, particularly tenants. In the following discourse, this issue is discussed in more detail.

در سال‌های اخیر بازآفرینی شهری، به‌عنوان یک رویکرد کل‌نگر برای مواجهه با بافت‌های ناکارآمد در ایران معرفی شد. علی‌رغم تمام وجوه مثبت این رویکرد، انتقاداتی مثل منتفع نشدن تمامی ذی‌نفعان به‌ویژه مستأجران از اجرای پروژه‌های بازآفرینی به آن وارد است که در این جستار به آن پرداخته می‌شود.
